Every term Santara uses on screen, in one place.

ADR — average daily rate. Revenue divided by the nights that sold.

Capability — a named permission such as stay.read or pricing.write. Roles are bundles of capabilities; screens and API routes ask for the same ones. See Team and roles.

Channel — a place you sell: Airbnb, Booking.com, your own booking site.

Cleaning cluster — a group of properties one cleaner covers. Drives the board’s grouping and the per-cluster WhatsApp message in the daily brief.

Connection — one linked channel account. A workspace can have many, including several on the same channel.

Daily brief — the day written out: risks, arrivals, cleaning, revenue. Generated for the workspace in the workspace’s language.

Direct booking — a booking through your own site. No commission.

Go live — the deliberate action that hands a listing’s calendar control to Santara. See Going live.

Gross — what the guest paid, including the channel’s commission.

Listing — one thing on a channel, mapped one-to-one to a Santara room.

Manual price — a nightly rate you typed. Protected from the pricing engine unless you allow overwriting.

Mapping — the link between a channel listing and a Santara room.

Occupancy — nights sold divided by nights available.

Payout / net — what the channel actually pays you. This is what Santara means by revenue.

Property — a building or address. Holds rooms.

Rate plan — a price for a room plus its rules: minimum stay, guests included, extra-guest price, cancellation terms.

RevPAN — revenue per available night: revenue divided by every night you had to sell. The number to judge pricing on.

Room — a bookable unit. What guests book, what channels map to, what is billed.

Rule set — a collection of pricing rules: seasons, day-of-week premiums, events. Shared across listings.

Stay — a reservation. Also called a booking.

Ticket — a tracked issue: a complaint, a repair, a job. Internal; guests never see one.

Turnover — the clean between a checkout and the next arrival. Created automatically the night before.

Unit count — how many identical units a room represents. A hard cap on availability.

Upsell — an extra night, a late checkout or an early arrival sold to a guest already staying.

Workspace — one portfolio: its properties, team, billing and booking site. Nothing is shared between workspaces.
